IDENTIFICATION
At time of application, proof of identity will be required. Acceptable forms of I.D. include any one of the following:
current driver's license or current state photo I.D., or birth certificate along with photo I.D.


RENTAL QUALIFICATIONS
Gross monthly income must be at least (3.5) three and a half times the rental amount. Applicant must have good residential references and credit history. Applicant or any person authorized to occupy the residence cannot have been convicted of a Felony or Class A Misdemeanor.


APPLICATION FEE
A $20.00 fee is charged for each individual, unless married, for the processing of applications. The application fee is nonrefundable regardless of approval or non-approval of applicant. This fee and application are due with the holding deposit.


SECURITY DEPOSIT
A $500.00 security deposit is required on all 2-bedroom properties regardless of floor plan. A $550.00 security deposit is required on all 3-bedroom properties regardless of floor plan. A $600.00 security deposit is required on all 4-bedroom properties regardless of floor plan. If pets are allowed, and additional $150.00 security deposit will be required.


LEASE
A one-year lease is required.


HOLDING DEPOSIT
A $100.00 deposit will hold a home for 30 days. Once an applicant makes a deposit on a home, it is nonrefundable unless the applicant was denied. If an applicant chooses not to move in, for whatever reason, Montara, LLC will retain the holding deposit of $100.00 for services rendered. When the applicant moves in the holding deposit will be applied to the security deposit.


PET FEE
A $10.00 per month, per pet fee is required for pet owners leasing a property. This charge is nonrefundable and is not regarded as a deposit. Montara will only accept (2) two pets per home. (NO PIT BULL OR OTHER BREED OF DOG THAT WOULD BE CONSIDERED VICIOUS) Along with the pet fee, all residents are required to abide by the subdivision rules and regulations regarding the housing of their pet, the Leash Law is in effect and there are also Fence restrictions.


DRUG AND CRIMINAL ACTIVITY
Residents, occupants, guests, family members, or other persons related to or affiliated in any way with the residents shall not engage in any unlawful activity. In the event that residents, occupants, guest, family members, or other persons related to or affiliated in any way with the resident violate the above provisions, resident shall be subject to termination of occupancy and immediate eviction.
